Regenda Group has officially marked completion of the first phase of its Grove Street regeneration programme, delivering 89 new social rent homes as part of a long-term masterplan to transform the neighbourhood.
The milestone was celebrated with local residents, civic leaders, project partners, and pupils from St Anne’s Catholic Primary School, recognising the collective effort behind the scheme and its positive impact on the local community.
Phase 1 consists of one and two-bedroom apartments across five blocks, alongside new shared green space, children’s play areas, and bright, uniquely designed, and highly energy-efficient homes that set a new benchmark for affordable housing in the area.
The £14 million development forms part of a five-phase regeneration programme, with Phase 2 set to deliver a further 108 affordable homes. Future phases will also bring additional green space, community facilities, and public realm improvements, creating lasting benefits for generations.
A programme built on partnership
Grove Street brings together development, construction, housing management, and community investment expertise from across The Regenda Group and its partners.
The scheme was delivered by The Regenda Group’s in-house contractor, M&Y Maintenance and Construction, alongside project partners including Shed KM Architects, Sutcliffe, and a network of specialist contractors.
The first phase was funded through a combination of The Regenda Group’s investment, £1.3 million from the Liverpool City Region Combined Authority’s Brownfield Land Fund, and £8.9 million from Homes England’s Affordable Homes Programme.
A deliberate procurement strategy ensured that 94% of construction spending remained within the Liverpool City Region’s SME economy, supporting local businesses and maximising the economic impact of regeneration investment.
Social value at the core
Alongside the delivery of new homes, the development generated more than £10 million in social value through programmes focused on employability, education and community partnerships.
More than 130 young people took part in careers and skills activities linked to the development, including live construction site visits delivered with The Learning Foundry Construction Centre. Partnerships with organisations including Liverpool Women’s Hospital, Claire House Children’s Hospice, PLACED Academy, and Positive Footprints helped extend the programme’s impact beyond the site itself.
A long-term regeneration commitment
With five phases planned, Grove Street represents one of the most significant long-term regeneration programmes currently underway in the Liverpool City Region and reflects The Regenda Group’s commitment to delivering high-quality homes and sustainable communities at scale.
